'Lofts at Midtown' draws Planning & Appeals approval

GAINESVILLE - A 90 unit affordable housing complex planned to locate across the street from Gainesville's Public Safety Complex got a narrow 3-2 re-zoning approval from Planning and Appeals members Tuesday evening.

The big Planned Unit Development by Mercy Housing of Atlanta covers 94,000 square feet; it would replace eight existing rental homes; ground breaking could occur in June 2015 pending state approval of tax credits for affordable one, two and three bedroom apartments according to Mercy Project Developer Jason Braga.

"Let's say the median income for Gainesville is $50,000," Braga said. "At 50 percent, we're targeting households that are making $25,000 or less."

For the 60 percent median income Braga said Mercy targets families making $30,000 dollars a year or less.

Board member Jane Fleming was not sure of the location and was opposed.

"I'm not so sure for me this is the best choice right now for this part of Gainesville," Fleming said. "I don't know that this location is the best."

Planning Director Rusty Ligon said it was a good fit for Midtown.

"I think it makes sense to re-develop here,” Ligon said. “I think it will actually lead to positive things in Mid-town. I think we need all types of housing.”

Board member Dexter Stanley joined Fleming in opposing the PUD re-zoning. Vice Chairman Doyle Johnson made the motion to approve it and Chairman Dean Dadisman and John Snyder cast the other two yes votes.
